Ingersoll ignites growth with Secondary Plan

Ingersoll’s vision for expanded area is supported through a community planning partnership with Oxford County

 

The new Secondary Plan for the Town of Ingersoll is delivering on the Town’s mission to “offer sustainable services and amenities that promote quality of living” by mapping out a future vision for 1,500 acres of land recently annexed through a partnership with the Township of South-West Oxford.

The boundary adjustment with the Township of South-West Oxford was finalized in 2021 to provide opportunity for Ingersoll’s future industrial, commercial and residential growth. The comprehensive Secondary Plan approved by Town of Ingersoll and Oxford County Councils last month will direct growth and development in this area, including land use planning, transportation, water management, waste disposal, environmental protection, cultural heritage preservation, financial viability, and legislative requirements.

A key part of planning for the new area includes a review of the different types of housing options that could be developed, including low, medium and high density type housing. Any future potential housing development projects would require planning approvals and include an opportunity for public feedback. Ingersoll’s Strategic Plan commits to a diverse and affordable housing mix.

With Ingersoll expected to grow to approximately 19,000 people by 2046, the Secondary Plan is an important step in ensuring its strong residential, industrial, and commercial growth is in pace with the Town’s core commitments to Communications and Operations Excellence, Economic Development, Residential Growth and Community Prosperity, and Collaborative Partnerships and Infrastructure.

Background

  • The 1,500 acres of land newly added to Town of Ingersoll limits are made up of the east lands on the southeast side of Ingersoll, north of Highway 401 and east of Harris Street (148 acres in total); the south lands on the south side of Ingersoll, south of Highway 401 and north of Curry Road between Plank Line and Union Road (692 acres); and, the west lands on the west side (692 acres).
  • Secondary Plans are land use plans for a particular area that are reflected in a municipality’s Official Plan, that guide growth and change in that area. The Town of Ingersoll’s Planning and Development service provides the framework for Town Council, staff, citizens and other stakeholders to play a role in creating communities that contribute to overall quality of life. 
  • A draft version of Ingersoll’s Secondary Plan was before Ingersoll Town Council on March 4, 2024. The final plan and report were approved by Ingersoll Town Council on April 8, 2024, and Oxford County Council on April 24, 2024.
